All up the house is costing about $213k.
- Davenport 26 Base House (including M class slab) - $176k

- "S" shaped gutter as normal gutter would overhang neighbours block as the garage is only 150mm from boundary ($0.5k)

- Temporary Fencing ($1k)
- 5 Star Energy Requirements (house has been independantly assessed and due to the orientation, this is extra to obtain 5 star rating, which is mandatory)
- R1.5 Wall Insultation ($1k)
- $31k of upgrades for $1000 which includes stuff like:
- Stone benches
- Blanco appliances (dishwasher, BIG oven, rangehood etc.)
- Higher celings (2590mm which is an estate requirement)
- Semi-Frameless showers with tile bases
- Those wicked 4 leaf bi-fold doors
- Nice vanities and taps
- Panel garage door with remote (which is another estate requirement)
- Tiles to Wet areas (bathroom, kitchen, laundry)
- Other stuff but cant be bothered typing the rest
- Floor coverings to remainder of house (which was another bonus for $3k, which is really cheap), usually this is about $10k
That covers all the "Required stuff", the stuff we put in was:
- Plaster Niche in garage for all my networking gear
- Internal doors on Ensuite and Walk in robe
- Upgraded front door
- Upgraded glass around front door
- Deadlocks for front and laundry doors
- Overhead cupboards in Kitchen
- 40mm Thick benches in kitchen (upgrade from 20mm standard stone)
- Upgraded handles throughout house for cupboards
- Downlights, outdoor floods, networking, extra power points (all the electrical stuff) ($5k)
- Water point behind fridge (for when we are rich and can have a trendy fridge)
- Water point and power in roof for future evaporative cooling
- Gas point in Alfresco for BBQ (unfortunately I didnt realise BBQs use LPG whereas house is Natural Gas) so will need a new BBQ
- Mixer taps in bathroom vanities
- Tiles niche in Ensuite (like a shelf in the wall)
- Upgraded tiles through house (better quality and colour) - $1k
- Tiles to Lounge room and lounge passage instead of carpet
- Upgraded bricks (Only colour improves, no difference in quality)
- Additonal noggins in wall for wall mount TV in lounge
- Soundproofing theartre room between it and bedrooms
- $2k cash allowance for fencing and driveway (which apparently is pointless because the bank sees this and de-values the house by $2k but hopefully we can slip it through cause it is such a small amount
And thats it! However we are also considering putting in (as a post contract variation (we have 5 days)):
- Evaporative Cooling
- Waterfalls on kitchen benchtop (bits that go down to the floor
- Flyscreens
- Awning windows in lounge and dining room (can you believe the standard windows are fixed and cant be opened?!)
We are not allowing ourselves to go over $220k, so we need to figure it out.
So thats it. The EXTRA stuff we need to do after handover will be:
- Fencing
- Driveways
- Landscaping
- Window Dressings
- Render for front
Ok, so the next steps, Porter Davis has given our mortgage broker the contract so they will pass it onto the bank. The bank will approve the final amount we need to borrow and then value the final house and land. If all things go well here, we can start building once we have the mortgage stuff signed. Construction time is about 160 days.
Oh and I havent mentioned it previously I dont think but as of the 25th May, we are the proud owner of our little block of land!!
